To qualify, the total amount of money before taxes and any deductions (Gross Income), received by all household members, plus interest and/or income from all assets must not exceed the below Annual Income Limit for the number of people in household.Income Limits Date Effective 04/23/2025
Applicants must have sufficient income to pay rent and are required to have a monthly income that is three (3) times the monthly rent of the unit they would occupy. Alternately, applicants may have two (2) times the monthly rent amount if management can verify that they have paid a like amount of rent at another property, at the same income amount, for a period of one year with no late payments.

Our screening process includes third-party income verifications from employers and landlords, evictions, credit and criminal background checks for every applicant over age 18. Households consisting entirely of full-time students are not eligible for this affordable housing program unless meeting one of the exemptions. We are a smoke free and pet free community. Unit size is determined by family size with no less that 1 person & no more than 2 people per bedroom.
No one can be added to the household during the initial lease term of 1 year unless that addition is due to the documented birth of a child, marriage, legal adoption, foster child or as a need of a verified Reasonable Accommodation request due to a disability.
Our Tax Credit Communities are operated under the LIHTC (low income housing tax credit) program and any falsification or misrepresentation will be considered a material breach. Giving fraudulent or misrepresented information will invalidate this application and the applicant(s) will be denied housing.
